Of course and we prefer that you do. If we do hire a subcontractor, however, then both you and the subcontractor are covered under our insurance policy. On the other hand, if you hire the contractor yourself, then you are responsible for paying the contractor and the insurance. Unfortunately, you cannot directly hire one of our own contractors.
Yes, but if you are dissatisfied with our services for whatever reason, there is a clause which allows you to end the contract.
Have there been cases where you have had to evict a tenant? If so, what is the process and how long does it usually take?
Yes, at times and in such cases we hire an independent eviction company. It costs from $450 to $1000 and takes about 6 weeks. If the need arises, we go to court, but rest assure that our well-trained staff understands the litigation procedure inside and out.
What’s the selection process for contractors or maintenance workers? Do you receive a payment, or a “kick-back” from them?
Because the contractors we hire represent our company and the property’s landlords, it is important that we hire the most skilled and professional people. We appreciate the long-term relationships we have had with our contractors and their timely service and reliability. And no, we do not take “kick-backs” and never have.

Definitely. We are not just one company with one specialty. In fact, we also have two other divisions that cater to investors and their earning potential: one in mortgage and the other in brokerage. The heart of what we do is to optimize the value of the investment at resale. To do so, we must first maximize the net operating income on which a cap rate is used. At the point of sale, the higher your net operating income is, the higher the sales price will be.
Because we offer personalized management unique to each property, fees are negotiated on an individual basis.
Yes, absolutely. We do manage single-family homes. For such clients, they value a stable tenant who makes monthly rent payments close to the amount of the mortgage payments. Their objective is rarely cash flow, but rather holding it and selling it later down the road at an appreciated value.

Each person over the age of 18 will need to fill out an Application to Rent found on http://bensonproperty.management/apply/ There is an application fee of $50.00 per applicant over the age of 18. Each tenant needs for complete an application. A thorough background, credit and reference check will be completed. If you’d like to have an application sent or you want to pick on up, arrangements will be made.
Your rent is due in the BENSON PROPERTY MANAGEMENT office on or before the 1st day of each month. Your rent is considered late if not received by 5:00 p.m. on the 3rd. Auto pay can be set up through your Bank, however all charges are the responsibility of the tenant.
Benson Property Management office hours are Monday through Friday 8:30a.m. – 5:00p.m.
The office is not open for business on Saturday or Sunday!!
If you have an emergency after hours or on weekends, please call us at (925) 262-4299. We will determine if your maintenance emergency can wait until normal business hours or if a property manager should be contacted. If it is a true emergency, a property manager will get back to you as soon as possible.

Always dial 911 first if there is a life-threatening situation. If you have a severe water leak, please try to turn off the source under the sink or toilet and if that doesn’t work, then call US. PLEASE USE COMMON SENSE ABOUT WHAT IS A REAL EMERGENCY. If your problem can wait until 8:30 the next morning on a weekday, please wait until then and call the office!
Pets are only allowed on properties where the owner has approved pets. If it is a pet friendly property, there may be an additional deposit required.
